Hi All, we are considering opening a lodge/guesthouse on the North Coast specifically aimed at Swingers. We envisage Voyerism and Exhibishionism suits as well as S&M and Bondage suits. There would be jacuzzis and swimming pools and different activities to encourage people to relax and enjoy themselves. It will be within reach of main centres but also secluded enough to be private. Do you think there is a market/demand for this type of venue? We have looked but have yet to find anything like what we have in mind,

I think there is a market for something like this, it just has to be widely advertised.
A little far for me to book(that is Richards Bay)...but sure there will be couples who would love to go relax for a weekend or week.
I would also think you need to research your market before venturing out and doing it.
We are busy with the market research at the moment as well as scoping out the availability of suitable property. Tugela is also looking like a posibility, closer to Durban. The idea is to build a reputation which will make people from all over the country want to come there. It won't happen overnight but we need to start somewhere. Thanks for your input Pussinboots.

With a project like this you must be able to survive without an income and also remember the seasons, in winter all the heating costs so this works out as a lot of capital.
It will also have to be affordable as I dont think we have the super rich playboys so just us nearly rich must afford this
A very good idea anyway and as for position, if you can afford to go there you can afford to travel there
Exactly,. Luckily we have very mild winters in Natal but it is a factor. As far as the income goes, you are right in saying that it needs to be affordable, that is why we are working overseas. No way one could afford to start something like this in SA unless you earn Dollars or have had help from the lotto fund. All in good time.......

i would think that a specialised lodge like that would be hard to a swingers friendly lodge with a secluded unit self contained 1o sleeper , own pool etc .this would allow normal use and when swingers want to book they can be catered for .what i have noticed is swinders are scattered acroos the country so location would be an im sure if you arrange collection at major cities i think it could work.i hope my 2 cents helps

Warming the Bed
We think it is a great idea. I know there have been some doubters here, but think a little broader. You would not only get guests from SA, people from all over the world would book. Look at resorts in the rest of the world, and they make big bucks. It is just a new concept in Africa. With some good planning and marketing it would work. We would book at such a place, no need to book with others because there will be other like minded people there. So unlike other lodges or resorts, most people who are there would be open to play just like any club. We often book a room at a club in midrand for two nights which is almost what you are talking about.
